Masterplan
Stratec regularly provides support for the development of masterplans, acting as a mobility expert alongside urban planning, architectural, or development firms.
These assignments generally fall within large-scale urban regeneration or development projects, led by public or private stakeholders, and aim to sustainably restructure a district or brownfield site by integrating new functions (housing, facilities, shops, etc.).
Development often occurs in phases, with significant challenges in coordinating urban planning, accessibility, and the transition towards sustainable modes of transport.
In Detail
Stratec assists project developers from the initial planning stages, by analysing the proposed development scenarios and formulating concrete recommendations regarding mobility.
The methodology typically begins with a comprehensive diagnosis of the existing situation, including traffic counts, surveys of parking supply and demand, and an analysis of the site’s multimodal accessibility. This diagnostic assessment identifies the strengths and weaknesses of the study area for each transport mode (pedestrian, cycling, public transport, private vehicles, and PRMs), providing a robust baseline for evaluating the project’s future impacts.
Stratec then proceeds to estimate the traffic generated by the proposed developments, integrating the circulation principles defined in the initial masterplan. This work allows for testing the capacity of the road network to absorb future flows, identifying potential saturation points, and proposing alternative scenarios for traffic organisation, road hierarchy, or specific redevelopments (intersections, access points, cycling networks, etc.). Beyond the automotive network, recommendations are systematically issued to enhance travel conditions for pedestrians (especially persons with reduced mobility), cyclists, and public transport users, while integrating innovative solutions for shared mobility or demand management.
The results of these analyses are formalised in a mobility report, appended to the masterplan’s framework documents, and submitted to the competent authorities. This report aims to demonstrate that mobility challenges have been anticipated and integrated into the project, and to ensure consistency between urban development objectives and the actual capacities of the territory. Stratec thus plays a key role in securing and ensuring the feasibility of the project, while promoting development choices compatible with sustainable mobility principles.
